  • Walk through entire home

  • Upon entering your home, we record:

    • Thermostat settings and thermostat readings

    • The humidity level of your home using a portable humidity/temperature meter (hygrometer)

  • Check for signs of mold and mildew

  • Identify any unusual odors and smells

  • Check for leaks and water damage

  • Run and check home systems (furnace, AC, security, etc.)

  • Check appliances to detect problems and/or failure

  • Look for signs of insects, rodent damage, and infestations

  • Check batteries on smoke and carbon monoxide detectors, monthly test

  • Examine all doors, windows, and sliders to ensure they are locked and secured

  • Run water in kitchen sink to check for leaks

    • Benefit:  This lubricates the seals and keeps the trap full to prevent odors, insects, etc.

  • Run garbage disposal (if applicable)

    • Benefit:  This lubricates the seals and helps prevent the mechanism from ceasing up due to being idle over long periods of time.

  • Check the refrigerator, freezer, empty ice maker if turned on, and record temps

  • Inspect the laundry room and check water connections on washing machine for leaks & corrosion

  • Run rinse cycle of the washing machine once per month and visually checked for leaks (upon request)

    • Benefit: This helps prevent formation of mold and odors​.

  • Short cycle the dishwasher once per month (upon request)

    • Benefit:  This lubricates the seals and keeps the drain full to prevent odors, insects, etc.

  • Check & reset clocks on appliances (indicates power failure)

  • Inspect garage area for attempted access, insects, pests, damage, etc.

  • Check the electrical panel for tripped circuit breakers and hot breakers

    • Benefit:  Circuit breakers that are warm to the touch or that trip consistently indicate a weak or defective breaker which may lead to a complete failure or even an electrical fire in the future.

  • Check the water heater for leaks, corrosion, etc.

  • Run water in bathroom tub/shower, sink(s) and inspect under sink(s) for leaks.

    • Benefit:  This lubricates the seals and keeps the trap full to prevent odors, insects, etc.

  • Flush the bath toilet(s) and inspect for leaks and function

  • Inspect ceilings, HVAC vents, coves, light fixtures, etc. for leaks or damage


  • Walk the perimeter of your home

  • Check roof and gutters for damage or obstructions (from ground level)

  • Examine lanai access door(s) and screens for damage or attempted access

  • Check condition of pavers and patio floor

  • Check condition of driveway and sidewalks

  • Examine property to ensure all access points are secure

  • Evaluate landscaping and lawn to determine the level of care provided by lawn service company

  • Check pool/hot tub to determine the level of care provided by pool service company

  • Test security system to ensure it is functioning properly 

  • Identify any visible damage to the home and property

  • Look for potential maintenance and repair problems

  • Look for signs of pest infestations and animal intrusions

  • Check outside faucets and hoses for leaks

  • Removal of newspapers, flyers, packages, mail, and any other evidence of non-occupancy


  • Emergency response to client's residence during business and non-business hours

  • Storm preparation

    • Lower automatic shutters or install homeowner’s hurricane shutters before storm, and remove after the storm.  

    • Storage of exterior loose items

  • Meet and provide access to service or repair providers, and lock home after service completed

  • Forward mail if requested

  • Package delivery/pick up and place inside the home

  • Vehicle services

    • Start and drive stored vehicle(s) around the block.  This helps keep your vehicle in good working order.
