A detailed report, including photos, will be sent to clients after each inspection

INTERIOR

  • Walk through entire home

  • Upon entering your home, we record:

    • Thermostat settings and thermostat readings

    • The humidity level of your home using a portable humidity/temperature meter (hygrometer)

  • Run and check home cooling system (AC, Heater, etc.)

  • Check for signs of mold and mildew

  • Identify any unusual odors and smells

  • Check for leaks, stains, or water damage (ceilings, coves, light fixtures, etc.)

  • Check for other signs of damage within the home

  • Note any damage or nonworking items on appliances

  • Look for signs of insects and rodent damage and infestations

  • Check appliances to detect problems and/or failure

  • Check/Test smoke and carbon monoxide detectors (check batteries as needed)

  • Check & reset clocks on appliances (could indicate a power failure)

  • Note any other nonworking items observed

  • Examine all doors, windows, and sliders to ensure they are locked and secured

  • Run water in kitchen sink checking for leaks under the sink

    • Benefit:  This lubricates the seals, also keeps trap full to prevent odors, insects, etc.

  • Run garbage disposal (if applicable)

    • Benefit:  This lubricates the seals and helps prevent the mechanism from ceasing up due to being idle over long periods of time

  • Check the reverse osmosis system under the sink for leaks

  • Check the refrigerator, verify ice maker is off, empty ice bin, freezer, and record temps

  • Check dishwasher for standing water and leave door open to allow air to circulate

  • Inspect the laundry room, checking water connections on washing machine for leaks & corrosion.

  • Flush the bath toilet(s) and inspect for leaks and function

  • Run water in bathroom tub/shower, sink(s) and inspect under sink(s) for leaks

    • Benefit:  This lubricates the seals and keeps trap full to prevent odors, insects, etc.

  • Check all doors, windows, and sliders to ensure they are locked and secured

  • Test security system to insure it is functioning properly (if applicable)

  • Inspect garage area for attempted access, insects, pests, damage, etc.

  • Check the electrical panel for tripped circuit breakers and hot breakers

    • Benefit:  Circuit breakers that are warm to the touch or that trip consistently indicate a weak or defective breaker which may lead to a complete failure or even an electrical fire in the future

  • Check the water heater for leaks, corrosion, etc.

  • Check the Water Filtration system for leaks, corrosion, etc.

EXTERIOR

  • Walk the perimeter of your home

  • Check roof & gutters for damage or obstructions (from ground level)

  • Examine driveway, sidewalks and patios for condition/damage

  • Examine property to ensure all access points are secure

  • Examine landscaping & lawn to determine the level of care provided by lawn service company (if applicable)

  • Check pool, spa and hot tub to determine the level of care provided by pool service company (if applicable)

  • Check lanai access door(s) & screens for damage or attempted access (if applicable)

  • Check outside faucets and hoses for leaks

  • Check HVAC system (visual inspection of the air handler, drainage pipe, and condenser, if feasible)

  • Identify any visible damage to the home and property

  • Look for potential maintenance and repair problems

  • Look for obvious signs of corrosion on natural gas pipe(s) and/or connection(s) (if applicable)

  • Look for signs of pest infestations and animal intrusions

  • Removal of newspapers, flyers, packages, mail, and any other evidence of non-occupancy

  • ​Check backflow preventer valve for leaks or corrosion

  • Check and note if the main water valve was ON or OFF upon arrival

ADDITIONAL SERVICES

  • Emergency response to client's residence during business and non-business hours 

  • Storm preparation:

    • Lower automatic shutters, close accordion shutters or install homeowner’s hurricane shutters 

    • Storage of exterior loose items

    • Post storm inspection

  • Meet and provide access to service or repair providers and lock home after service completed

  • Forward mail if requested

  • Package delivery or pick up and place inside the home

  • Vehicle services

    • Start and/or drive stored vehicle(s).  This helps keep your vehicle in good working order and can help prevent flat spots on the vehicle's tires.

HOURS OF OPERATION: Monday - Friday 8 AM - 5 PM EST.  We are not a 24/7 company, but we do our best to accommodate our client’s needs when emergencies arise.
